Adam Lanza's body claimed by father for burial

By Carlo Dellaverson, NBC News

The body of the gunman who killed 26 people at Sandy Hook Elementary School in one of the nation?s deadliest mass shootings was claimed last week by his father for burial, according to a family spokesman.?

Adam Lanza?s father, Peter, claimed his son's remains on Thursday, and private arrangements were held over the weekend at an undisclosed location, a spokesman for Peter Lanza said.

Twenty-year-old Adam Lanza gunned down 20 first-graders and six school staffers on Dec. 14 after first killing his mother in the home they shared in the quiet New England hamlet of Newtown, Conn. Lanza died of a self-inflicted gunshot wound as police stormed the school during his rampage.

A private service for his mother, Nancy Lanza, was held earlier this month in New Hampshire. The Lanzas ?divorced a few years ago, and Peter was said to be estranged from his son. He has stayed largely out of sight since the killings.

An investigation into the massacre, which President Obama on Sunday called the worst day of his presidency, is ongoing. A federal task force on gun violence is expected to give its recommendations to Obama next month.

(AP) ? A passenger airliner careered off the runway at Russia's third-busiest airport and partly onto a highway while landing on Saturday, broke into pieces and caught fire, killing at least four people.

Officials said there were eight people aboard the Tu-204 belonging to Russian airline Red Wings that was flying back from the Czech Republic without passengers to its home at Vnukovo Airport.

Emergency officials said in a televised news conference that four people were killed and another four severely injured when the plane rolled off the runway into a snowy field and partly onto an adjacent highway, then disintegrated. No collisions with vehicles on the major, multilane highway were reported.

The plane's cockpit area was sheared off from the fuselage and the tail section partly torn away.

The crash occurred amid snow and winds gusting up to 15 meters a second (30 mph), but other details were not immediately known. A spokesman for Russia's top investigative agency, Vladimir Markin, said initial indications were that pilot error was the cause.

The state news agency RIA Novosti cited an unidentified official at the Russian Aviation Agency as saying another Red Wings Tu-204 had gone off the runway at the international airport in Novosibirsk in Siberia on Dec. 20. The agency said that incident, in which no one was injured, was due to the failure of the plane's engines to go into reverse upon landing and that its brake system malfunctioned.

On Friday, the Aviation Agency sent a directive to the Tupolev company's president calling for it to take urgent preventive measures.

The plane that crashed Saturday took off from Pardubice airport in the Czech Republic. Jan Anderlik, the director of the company that operates the airport, told Czech public television that the plane underwent a regular technical check before takeoff and no problems were discovered.

Prior to Saturday's crash, there had been no fatal accidents reported for Tu-204s, which entered commercial service in 1995. The plane is a twin-engine midrange jet with a capacity of about 210 passengers.

The Red Wings airline is one of the holdings of Russian billionaire Alexander Lebedev, who also owns the British newspapers The Independent and the Evening Standard.

Vnukovo, on the southern outskirts of Moscow, is one of the Russian capital's three international airports.

Six ways fleet operators save on gas (and you can, too)

While you may long for $2 gas, the truth is that higher prices ? in the $3 to $4 a gallon range ? are the new normal. And daily prices are more volatile than ever. Prior to 2004, price changes of more than 3 cents a day were rare, occurring on average only once every 17 days. Since 2004, such price swings occur virtually every other day, with changes of 5 cents or more happening 1 in every 4 days.? Businesses ? particularly fleet-based companies ? have found ways to hedge against this volatility to save money on fuel ? lessons that consumers can easily apply. Here are six money-saving tips, used by fleet operators:

- Matt Tormollen,?Contributor

Gas prices are displayed in this November 2012 file photo in Montpelier, Vt. Shop around for the best price on gas, which usually means avoiding stations in large central cities and affluent suburbs. (Toby Talbot/AP/File)

1. Comparison shop for the best price on gas

Despite the high price of gas, consumers still can find a bargain if they?re savvy shoppers. Smartphone apps and price-comparison websites, such as GasBuddy.com, can help you find which stations are selling the cheapest gas. As a general rule, avoid stations in large central cities and affluent suburbs. Stations that are very convenient, located at interstate exits, for example, may also charge more than another one just a few blocks away.

New Year's Resolutions 2013: Our Cooking Ambitions For The New Year

With a new year upon us, we're thinking about food. Surprise!

We've never been much for making New Year's resolutions, because we hope we'll be able to set goals for ourselves all year long. But, we have warmed to the idea of setting some cooking, eating and drinking goals for ourselves in 2013, just to be extra certain that we'll follow through. Don't worry, guys -- we're not talking about dieting here. We're talking about seeking out things we've never eaten, sharpening our skills in the kitchen and feeding all of you better. Happy new year!

We resolve to:

  • Stop being afraid of making cakes.
  • Make friends with dough (especially sourdough).
  • Use our slow-cookers way more.
  • Make sauerkraut.
  • Continue our quest to love anchovies.
  • Drink more/learn more about wine (especially white wine, because we sometimes ignore it).
  • Sharpen our knives more often (doing it ourselves, on the wet stone) instead of just complaining that they're getting dull.
  • Cook at least one recipe from all the cookbooks we "collect" and never use.
  • Buy one new kind of cheese per week. Think about it, that's 52 new kinds of cheese in a year.
  • Eat all our produce before it rots.
  • Have a fondue party.
  • Cook more, but really cook (pizzas and quiches don't count).
  • Make vin d'orange for summer entertaining. (Vin d'orange is a dangerously strong cocktail, that tastes just right on a summer day. It takes a couple of months to make, and so requires thinking ahead.)
  • Start composting.
  • Perfect our chicken tortilla soup recipe.
  • Make spicy pickles.

What are your food resolutions? Let us know in the comments!

Intelligent REIT Investing: Consistency Always Wins - Seeking Alpha

Disclosure: I have no positions in any stocks mentioned, and no plans to initiate any positions within the next 72 hours. I wrote this article myself, and it expresses my own opinions. I am not receiving compensation for it (other than from Seeking Alpha). I have no business relationship with any company whose stock is mentioned in this article. (More...)

This morning I was watching an interview on C-SPAN with Steve Forbes, President and CEO of Forbes Media. Towards the end of the segment, Mr. Forbes offered the following advice for stock investors:

Don't try to be a timer, especially with your retirement money. Timing is a loser's game. Consistency wins. Emotions are your enemy. People too often leave the market when things get bad. (They) get in when things are good and then they get whip-sawed and they end up under-performing the market. Steadfastness is the key.

Well Mr. Forbes, your comments are spot-on (exactly correct)!. As most of my readers know, I am a disciple of Benjamin Graham and like Mr. Graham (and Mr. Forbes) I am always looking for a "margin-of-safety" in which I can wait patiently for storms to subside, knowing that a sunnier and more plentiful time is bound, as a law of nature, to resume in due course. As Mr. Forbes explained:

Consistency is the key?especially with your retirement money.

REITs Provide Investors with Durable and Reliable Income

We are just a few days away from 2013 and as I wrote in a recent Forbes.com article:

The uncertainty of the expiring Bush Tax Cuts will bring REIT investor income and other taxable (non-REIT) dividends into tax parity (assuming congress makes no further changes to these rules) and both revert to being taxed at ordinary income rates. It is likely that the demand for tax preferred qualifying dividends will shift partly over to REITs as the tax advantage is removed, that increased demand is likely to provide a tail wind for REIT share values.

Of course the primary attraction to REIT dividends is the fact that there are no options for companies to pay or not to pay a dividend, since by law, REITs are forced to pay out at least 90% of their otherwise taxable income. The dividends that REIT investors receive out of earnings haven't been reduced by taxes at the corporate level, making REITs tax-efficient conduits for real estate income. Simply said, REITs are forced to do so to retain their REIT status.

Alternatively, non-REITs are less consistent in that companies can decide to pay, sustain, or cut dividends. With the threat of the Fiscal Cliff and the many uncertainties ahead, these non-REIT payers can choose to conserve cash and very possibly cut dividends in 2013 or at least not increase them. Ben Graham explained his theory of dividends in The Intelligent Investor:

Paying out a dividend does not guarantee great results, but it does improve the return of the typical stock by yanking at least some cash out of the manager's hands before they squander it or squirrel it away.

My Intelligent Year-End Picks

This year I decided I would put together a year-end summary of the best REITs of 2012. As my frequent readers know, I am a regular contributor for Seeking Alpha, The Street, and Forbes.com. Collectively, I have written over 250 articles in 2012 and most of the articles have been focused on equity REITs. In addition to considerable research and analysis, I have interviewed many high ranking CEOs and CFOs, all in an effort to deliver sound investment recommendations for my readers and followers. Starting in 2013, I plan to publish a newsletter with Forbes Media in which I will provide quantitative analysis that will include a managed portfolio of over 40 REITs (including preferred issues).

I have summarized below 30 REITs that I have researched in 2012.

Year-to-date most (22) of the 30 REITs beat the S&P 500 average of 15.33%. STAG Industrial led the pack with a whopping 65.45% return; followed by Extra Space (EXR) at 53.32%, Lexington Realty Trust (LXP) at 46.61%, CapLease Inc. at 44.42%, and American Realty Capital Properties (ARCP) at 38.09%. (Note: Healthcare Trust of America (HTA) listed less than a year ago so the company has not been trading for the same time as the peer group).

Here is a close-up of the top 10 total return performers:

The 30 REITs referenced have a wide variance of dividend yields ranging from the lowest yielder, Taubman Centers (TCO) paying 2.34% up to the highest ticket REIT, Whitestone REIT (WSR) paying 8.24%. The Monthly Dividend Company, Realty Income (O), is in the middle of the pack paying 4.49%.

I have found that one good approach to balancing your REIT portfolio is to filter the companies that command the best growth potential. Traditionally, REIT investors have been attracted to the asset sector, in substantial part, for their stable and rising dividends, and a significant dividend yield remains important to most investors. Here is a snapshot of the 30 referenced REITs with the highest growth candidates including Extra Space at 78.57%, Simon Property Group (SPG) at 22.22%, Lexington Property Trust at 20.0%, W.P. Carey (WPC) at 17.23%, and Retail Opportunity Investment Corp (ROIC) at 16.67%.

In a previous Seeking Alpha article (and one of my most read), REITs Poised to Become More Attractive in 2013 and Beyond, I wrote:

The major factor that dampens the volatility of REIT stocks is the fact that they pay out higher dividend yields. When a stock yields next to nothing, its entire value is comprised of all future earnings, discounted to the present date. If the perceived prospects for this earnings decline just slightly, the stock can plummet quickly. Much of the value of a REIT stock, however, is in the REIT's current dividend yield, so a modest decline in future growth expectations will have a more muted effect on its trading price.

Sometimes, our biggest investment mistakes tend to be the result of fear. When stocks are going up, it's human nature to ignore risk in our pursuit of ever greater profits. But, when stocks are dropping, we often tend to panic and dump otherwise sound investments because we're afraid of ever greater losses.

Risk is inescapable and it is impossible to eliminate all investment risk; however, Ben Graham's methods of greatly minimizing risk, by filtering out disadvantageously positioned securities from the outset, have proven to be extraordinarily successful. As we learned from The Great Recession, it takes only a few large losses to decimate overall investment performance, even if many other investments prove successful.

I wish you all the best of luck in 2013 and I hope that my articles have been beneficial. I consider my research and writing successful if, "upon thorough analysis, (the securities) promise safety of principal and a satisfactory returns (Graham)." For as Steve Forbes said, "consistency wins" and I trust that you will stay focused on this message and heed the intelligent advice of the legendary investor Ben Graham,

You are neither right nor wrong because the crowd disagrees with you. You are right because the data and reasoning are right.

Happy New Year!

Sandy Aid Bill: Senate Approves $60.4 Billion Hurricane Recovery Package

WASHINGTON, Dec 28 (Reuters) - The U.S. Senate on Friday approved a $60.4 billion aid package to pay for reconstruction costs from Superstorm Sandy, after defeating Republican efforts to trim the bill's cost.
Senate Majority Leader Harry Reid urged the Republican-controlled House of Representatives to quickly take up the bill.
Both chambers have to agreed on a package by Jan 2, when the current term of Congress is expected to end, or restart the process of crafting legislation in 2013.
"We beat back all of the crippling amendments," said Senator Charles Schumer, a Democrat from New York, which suffered the largest monetary damage in the storm.
"The century-old tradition of different parts of the country rallying to help those who are beleaguered because of difficult natural disasters continues," Schumer said.
The bill's chances in the next few days could depend on whether President Barack Obama and congressional leaders reach a deal to avert the "fiscal cliff" of tax increases and spending cuts set to begin kicking in the new year.
House Republican leaders have not yet decided whether to take up the Senate bill, a Republican aide said.
Senate Republicans complained the $60.4 billion reconstruction package requested by Obama is more than the annual budgets for the departments of Interior, Labor, Treasury and Transportation combined.
Senator Dan Coats, an Indiana Republican, offered an alternative that would have provided $23.8 billion in funding to help victims of the Oct 29 storm through the end of March and give Congress time to determine additional needs.
"Let me just say, we simply are allowing three months for the Congress of the United States, the representatives of the taxpayers' dollars, to assess, document and justify additional expenditures that go beyond emergency needs," Coats said just before his amendment was defeated.
The Congressional Budget Office has estimated about $8.97 billion of the Senate bill would be spent in 2013, with another $12.66 billion spent in 2014 and $11.59 billion spent in 2015.
The Senate bill is considerably less than the $82 billion in aid requested by New York, New Jersey and Connecticut, the states that bore the brunt of damage from the storm.
New Jersey Governor Chris Christie, a Republican, was in Washington this month, lobbying lawmakers for the larger amount.
The Federal Emergency Management Agency's disaster relief fund now has less than $5 billion available.
The damage to New York and New Jersey coastal areas was on a scale not seen since Hurricane Katrina slammed the Gulf Coast and flooded New Orleans in 2005. Two weeks after that storm hit, Congress approved $62.3 billion in emergency appropriations.
Lawmakers passed numerous subsequent emergency funding requests over several years to cover damages from Katrina, which topped $100 billion.

Fees undermine fliers' ability to compare fares - seattlepi.com

WASHINGTON (AP) ? For many passengers, air travel is only about finding the cheapest fare.

But as airlines offer a proliferating list of add-on services, from early boarding to premium seating and baggage fees, the ability to comparison-shop for the lowest total fare is eroding.

Global distribution systems that supply flight and fare data to travel agents and online ticketing services like Orbitz and Expedia, accounting for half of all U.S. airline tickets, complain that airlines won't provide fee information in a way that lets them make it handy for consumers trying to find the best deal.

"What other industry can you think of where a person buying a product doesn't know how much it's going to cost even after he's done at the checkout counter?" said Simon Gros, chairman of the Travel Technology Association, which represents the global distribution services and online travel industries.

The harder airlines make it for consumers to compare, "the greater opportunity you have to get to higher prices," said Kevin Mitchell, chairman of the Business Travel Coalition, whose members include corporate travel managers.

Now the Obama administration is wading into the issue. The Department of Transportation is considering whether to require airlines to provide fee information to everyone with whom they have agreements to sell their tickets. A decision originally scheduled for next month has been postponed to May, as regulators struggle with a deluge of information from airlines opposed to regulating fee information, and from the travel industry and consumer groups that support such a requirement.

Meanwhile, Spirit Airlines, Allegiant Air and Southwest Airlines ? with backing from industry trade associations ? are asking the Supreme Court to reverse an appeals court ruling forcing them to include taxes in their advertised fares. The appeals court upheld a Transportation Department rule that went in effect nearly a year ago that ended airlines' leeway to advertise a base airfare and show the taxes separately, often in smaller print. Airlines say the regulations violate their free-speech rights.

At the heart of the debate is a desire by airlines to move to a new marketing model in which customers don't buy tickets based on price alone. Instead, following the well-worn path of other consumer companies, airlines want to mine personal data about customers in order to sell them tailored services. You like to sit on the aisle and to ski, so how would you like to fly to Aspen with an aisle seat and a movie, no extra baggage charge for your skis, and have a hotel room and a pair of lift tickets waiting for you, all for one price? You're a frequent business traveler. How about priority boarding, extra legroom, Internet access and a rental car when you arrive?

"Technology is changing rapidly. We are going to be part of the change," said Sharon Pinkerton, vice president of Airlines for America, which represents most U.S. carriers. "We want to be able to offer our customers a product that's useful to them, that's customized to meet their needs, and we don't think (the Transportation Department) needs to step in."

If airlines have their way, passengers looking for ticket prices may have to reveal a lot more information about themselves, such as their age, marital status, gender, nationality, travel history and whether they're flying for business or leisure. The International Air Transport Association, whose 240 member airlines cover 84 percent of global airline traffic, adopted standards at a meeting earlier this month in Geneva for such information gathering by airlines as well as by travel agents and ticketing services that would relay the data to airlines and receive customized fares in return.

"Airlines want, and expect, their (ticket) distribution partners to offer passengers helpful contextual information to make well-informed purchase decisions, reducing the number of reservations made based primarily or exclusively on price," said a study commissioned by the association.

Consumer advocates question how airlines would safeguard the personal information they gather, and they worry that comparison shopping for the cheapest air fares will no longer be feasible.

"It's like going to a supermarket where before you get the price, they ask you to swipe your driver's license that shows them you live in a rich zip code, you drive a BMW, et cetera," Mitchell said. "All this personal information on you is going out to all these carriers with no controls over what they do with it, who sees it and so on."

The airline association said consumers who choose not to supply personal information would still be able to see fares and purchase tickets, though consumer advocates said those fares would probably be at the "rack rate" ? the travel industry's term for full price, before any discounts.

It's up to individual airlines whether they price fares differently for travelers who don't provide personal information, said Perry Flint, a spokesman for the international airline association.

The stakes, of course, are enormous. Since 2000, U.S. airlines have lost money for more years than they've made profits. Fee revenue has made a big difference in their bottom lines. Globally, airlines raked in an estimated $36 billion this year in ancillary revenue, which includes baggage fees and other a la carte services as well as sales of frequent flyer points and commissions on hotel bookings, according to a study by Amadeus, a global distribution service, and the IdeaWorksCompany, a U.S. firm that helps airlines raise ancillary revenue. U.S. airlines reported collecting nearly $3.4 billion in baggage fees alone in 2011.

One expense airlines would like to eliminate is the $7 billion a year they pay global distribution systems to supply flight and fare information to travel agents and online booking agents like Expedia. Airlines want to deal more directly with online ticket sellers and travel agents, who dominate the lucrative business travel market. Justice Department officials have acknowledged an investigation is underway into possible anti-trust violations by distribution companies.

Airlines also have been cracking down on websites that help travelers manage their frequent flier accounts. The sites use travelers' frequent flier passwords to obtain balances and mileage expiration dates, and then display the information in a way that makes it easier for travelers to figure out when it makes more sense to buy a ticket or to use miles.

"What the airlines are trying to do right now is reinvent the wheel so they can hold all their information close to their chest," said Charles Leocha, founder of the Consumer Travel Alliance. "As we move forward in a world of IT, the ownership of passenger data is like gold to these people."

By withholding information like fee prices, he said, "we are forced to go see them, and then we are spoon-fed what they want to feed us."

Factbox: Key players in scramble to avoid U.S. "fiscal cliff"

WASHINGTON (Reuters) - The outcome of the "fiscal cliff" debate will be decided in four days, with just a handful of powerful leaders in Washington calling the shots, for better or for worse.

Here are some of the politicians and administration figures who are involved in trying to head off the tax increases and federal spending cuts that will take hold in January unless Congress acts, possibly pushing the economy into recession.

* Barack Obama, Democratic president: Reelected last month, the former Democratic U.S. senator from Illinois campaigned on the need to raise taxes on high-income Americans. He has insisted on this through the "fiscal cliff" negotiations with Republicans. But he offered them a compromise last week on setting the income threshold for tax increases at a higher level than he had initially sought. This offer was spurned.

* John Boehner, Republican Speaker of the House of Representatives: Capitol Hill veteran from Ohio. Struggles to control conservative Republicans from the Tea Party movement. Walked out of talks with Obama last week and vowed that the House would pass its own plan to avoid the "fiscal cliff." That effort collapsed in disarray. Boehner adjourned the House for the holidays and has not returned. The House was expected to reconvene on Sunday.

* Joseph Biden, Democratic vice president: Played key role in forging the 2010 deal to extend Bush-era tax cuts for two years after the Republican takeover of the House.

* Max Baucus, Democratic U.S. senator from Montana: Powerful chairman of tax-focused Senate Finance Committee. Will cross party lines for a deal. May be vulnerable in a 2014 re-election race.

* Dave Camp, Republican U.S. representative from Michigan: Chairs tax-writing House Ways and Means Committee until 2014. Gets along with Baucus. Has a tax plan of his own.

* Tim Geithner, Treasury secretary: Expected to step down soon, he is the architect of the Obama administration's fiscal policy. Took steps this week to postpone the arrival until sometime in February of U.S. government borrowing limit.

* Orrin Hatch, U.S. senator from Utah: Top Republican on Senate Finance Committee. Conservative but has worked with Democrats.

* Mitch McConnell, top Senate Republican: Worked with Biden on extending Bush tax cuts in 2010. Up for re-election in 2014 and faces scrutiny of Tea Party faction at home in Kentucky.

* Grover Norquist, activist: Heads the Americans for Tax Reform group. Almost every Republican in Congress has signed his group's "no new taxes" pledge, but its power may be fading.

* Nancy Pelosi, House Democratic leader: California representative and Obama ally. Powerful among liberal Democrats.

* Harry Reid, Senate Democratic leader: Blunt Utah power-broker and dealmaker. Must balance liberal and conservative factions, with many fellow Democrats up for re-election in 2014.

* Paul Ryan, Republican vice presidential nominee in the 2012 election and House Budget committee chairman: Wisconsin representative known for controversial budget proposals.

Four foreigners were among the injured, state television reported. (AP) ? Survivors of a Christmas Day crash-landing of an airliner in Myanmar told terrifying tales of escape Wednesday as carrier Air Bagan said it had found the plane's black box and was investigating the accident that killed two people.

Details of the crash remain unclear, though the airline and officials have blamed heavy fog for the aircraft's crash into a rice paddy field where it burst into flames. Two died and 11 were injured, including four foreigners.

The aging Fokker 100 jet was carrying 71 people, including 48 foreigners, from the city of Yangon via Mandalay to Heho airport, which is the gateway to the popular tourist destination Inle Lake.

"We felt the first bump, then a few big bumps and then (started) sliding very fast," said 31-year-old Australian advertising executive Anna Bartsch. Her boyfriend, Stuart Benson, described the landing like "a roller coaster" ride.

The plane came to a stop and they felt relief ? and then panic.

"In my window I saw the flames, and it was hot and we knew straight away we didn't have much time to get out," Bartsch said during an interview at a Yangon hotel where the airline lodged passengers after evacuating them from the scene.

Passengers rushed up the aisle to the front door, which was initially stuck shut, she said.

"We didn't know then that the wings had come off," Bartsch said.

The door was quickly forced open and passengers raced from the plane, some in shock and some suffering smoke inhalation, she said. Once on safe ground, Bartsch said she saw the pilot and co-pilot with bloodied faces and other people with serious burns.

"It's amazing that the injuries were not more serious," she said. "It could have been much worse."

Air Bagan said late Tuesday that the plane's black box will be sent to Singapore to study the cause of the accident.

Air Bagan has said "the plane hit electrical cables about a mile (1.6 kilometers) from Heho airport as it descended and landed in rice fields."

The Information Ministry said the pilot mistook a road near the airport for the runway before stopping in a nearby rice paddy. It was unclear if the plane made its crash landing on the road or the rice field.

All fatalities were Myanmar citizens, including a man riding a motorcycle where the plane came down and a tour guide aboard the plane. There were earlier reports of an 11-year-old child also among the dead.

The accident has raised concerns about the safety standards of Myanmar's overburdened airlines as foreign visitors have flocked to the country which is emerging from a half-century of military rule.

Air Bagan is one of a half dozen private airlines that fly domestic routes in Myanmar. It is a unit of Htoo Trading Company, which is owned by business tycoon Tay Za.

Tips On How To Efficiently Improve Your House - Joe Aldeguer

Anyone needs a little advice in home improvement, even if you are a professional. There are just those projects that you may not be 100% sure of, or techniques that you don?t know about. If this is the case, great advice could be just a click away. Start with this article and learn some great tips about home-improvement today.

If you need a power tool for a short-term project, consider renting one from a home improvement store rather than purchasing it yourself. You will not only save room in your garage or workshop, but you will not be saddled with the maintenance of a tool that you use very infrequently.

Keep your partially used can of drywall compound from drying out between uses! All you have to do scrape and wipe the insides of the can down to the surface of the remaining drywall mud. Next, pour just enough water onto the mud to cover its surface. Before you use it again just pour off the water and it will be as good as new!

If you are unable to pick a paint color because you are not sure how the colors will look in your desired room, purchase a small amount of paint in different colors to test out on the wall. Having a larger color swatch to look at and evaluate in your room?s lighting can help you to make a decision.

Great home-improvement jobs start with great ideas. If you do not know where to start or think that you need help with doing your home improvements, then consult an interior designer to help. They have the knowledge of color schemes, designs, and overall layouts that are trendy and unique to help you with your project.

It is best to paint your home in the spring and fall months. During the winter the air is filled with too much moisture that can cause the paint to take an extended amount of time to dry. During the summer months it can be too hot and cause the paint to blister or bubble.

Upgrade your kitchen to improve home value quickly. Kitchen improvements can be as simple as refreshing paint or wallpaper or as complex as installing new cabinetry, appliances or flooring. You can do most kitchen improvements yourself or contract with a professional for more difficult items. Investing in your kitchen makes your home more enjoyable for yourself and your family, and it also increases the home value should you ever decide to sell your house.

Design a renovation with an eye to creating built-in storage. For example, a broom closet can be reborn into a small pantry, or you can add floor-level shelving to a coat closest for shoes and bags. If you are renovating to sell a home, the benefit of the added storage can be the deciding factor in a buyer?s decision.

Be careful to what degree you personalize your home improvement projects. What appeals to you now may not appeal to potential buyers down the road. The more specialized and substantial your project is, the smaller return on investment you can expect to receive when you sell your home in the future.

In conclusion, home improvement is inevitable for homeowners. Parts of a home may break down and need repair or new additions to a house must be made. Using the tips that were provided in this article, you can tackle your own home improvement needs with ease and keep your home in top shape.

Egypt Constitution Passes With 63.8 Percent Of The Vote

CAIRO -- The official approval of Egypt's disputed, Islamist-backed constitution Tuesday held out little hope of stabilizing the country after two years of turmoil and Islamist President Mohammed Morsi may now face a more immediate crisis with the economy falling deeper into distress.

In a clear sign of anxiety over the economy, the turbulence of the past month and expected austerity measures ahead have some Egyptians hoarding dollars for fear the currency is about to take a significant turn for the weaker.

The battle over the constitution left Egypt deeply polarized at a time when the government is increasingly cash-strapped. Supporters of the charter campaigned for it on the grounds that it will lead to stability, improve the grip of Morsi and his allies on state institutions, restore investor confidence and bring back tourists.

"In times of change, politics are the driver of the economy and not the other way around," said Mourad Aly, a media adviser for the political arm of the fundamentalist Muslim Brotherhood, the backbone of Morsi's presidency and the main group that backed the constitution.

But there are already multiple fights on the horizon.

The U.S. State Department bluntly told Morsi it was now time to make compromises, acknowledging deep concerns over the constitution.

"President Morsi, as the democratically elected leader of Egypt, has a special responsibility to move forward in a way that recognizes the urgent need to bridge divisions, build trust, and broaden support for the political process," said Patrick Ventrell, acting deputy spokesman. "We hope those Egyptians disappointed by the result will seek more and deeper engagement. "

He said Egypt "needs a strong, inclusive government to meet its many challenges."

After a spate of resignations of senior aides and advisers during the constitutional crisis, Morsi appeared to have lost another member of his government late Tuesday night when his communications minister posted on his Twitter account that he was resigning.

The minister Hany Mahmoud said he "couldn't cope with the culture of government work, particular in the current conditions of the country." The resignation could not be immediately verified because it came so late at night.

Morsi signed a decree Tuesday night that put the new constitution into effect after the election commission announced the official results of the referendum held over the past two weekends. It said the constitution has passed with a 63.8 percent "yes." Turnout of 32.9 percent of Egypt's nearly 52 million registered voters was lower than most other elections since the uprising nearly two years ago that ousted authoritarian leader Hosni Mubarak

Morsi is expected to call for a new election of parliament's lawmaking lower house within two months.

In the meantime, the traditionally toothless upper house, the Shura Council, will hold legislative power. But the chamber is overwhelmingly Islamist-dominated so any laws it passes could spark a backlash from the opposition. Many fear a legal crackdown on independent media, highly critical of Islamists.

In a bid to reach out to opposition, the leader of the Muslim Brotherhood said he hoped the charter will be a "good omen" for Egyptians.

"Let's all begin to build the renaissance of our country with free will, good intentions and strong determination, men, women, Muslims and Christians," Mohammed Badie said on his Twitter account.

But the opposition said the passing of the document is was not the end of the political dispute. Critics fear the constitution will usher in Islamic law in Egypt and restrict personal freedoms.

"This is not a constitution that will last for a long time," said Khaled Dawoud, a spokesman for the main opposition group, the National Salvation Front, vowing to fight for more freedoms, social and economic rights.

In a sign that the new front for the opposition against Morsi's policies may be the economy, Dawoud said the Morsi administration was "confused" both on the political and economic fronts.

"We want stability and economic prosperity like everybody else. But we don't believe that the policies of Morsi and the Brotherhood will lead to more stability," he said.

The turmoil over the constitution sparked huge protests that turned deadly at times. For a moment, the tension looked like it was spiraling out of control and only added to an already weakened economy.

At the height of the protests, the government called off its talks with the International Monetary Fund over a $4.8 billion loan which Morsi's government viewed as a way to attract much needed foreign investors, and deal with a high budget deficit.

Major foreign currency earners, such as foreign direct investment and tourism, have dropped off because of political unrest and deterioration in security following Mubarak's ouster in February 2011.

Over the last two years, the country has lost more than half of its foreign currency reserves from $36 billion in 2010 to around $15 billion currently. The reserve level has been slightly propped up by some Qatari deposits in past months.

Economic experts say that Egypt's current foreign reserves barely cover three months of imports, which is the IMF's minimum recommended coverage.

There were signs on Tuesday that some Egyptians were starting to hoard dollars for fear that the local currency could weaken significantly.

The run on the dollar was fueled in part by a decree issued by Morsi late Monday banning people from leaving Egypt with more than $10,000 or its equivalent in other currencies.

Some currency exchanges in the upscale Cairo neighborhood of Zamalek ran out of dollars by midday and offered only euros ? a rare occurrence. Some banks, too, said they had run out of cash dollars.

"I asked around in many exchange places and can't find dollars anywhere," said Cairo resident Mahmoud Kamel after unsuccessfully visiting one exchange office. "I want to exchange money because I'm afraid the Egyptian pound will not have any value soon."

The dollar rush prompted the Central Bank of Egypt to issue a statement on Monday calling on banks not to listen to rumors circulating about the fiscal health of the nation.

The bank declared its commitment to guarantee all deposits in local and foreign currencies to banks in Egypt and said banks are "financially strong enough."

There was one particularly nerve-rattling report in recent days that longtime Central Bank Governor Farouk Okdah had resigned. The report came on Saturday during the second and final round of voting on the constitutional referendum.

Official media quickly retracted the news after reporting it. The governor then turned up at a meeting of the government's economic team on Sunday in an apparent attempt to quell nervousness over the state of the economy.

Egypt's currency had been stable trading around 6 pounds to the dollar for the first half of the year. It has since slipped, especially in the past two months as political instability worsened. The dollar was selling Tuesday at 6.18.

Rumors swirling around impending tax hikes, subsidy cuts and other bread-and-butter issues have heightened the public's concern. Around 40 percent of Egyptians live just at or below the poverty line of surviving on around $2 a day.

In a sign of the worsening economy, the number of people living on under $1 a day rose to 25 percent in 2011, up from 21.6 percent in 2009, according to government statistics released last month.

Promises that the Islamist-drafted constitution would bring about the stability Egyptians crave were dismissed by economic experts who warned that without enough currency reserves, there is little to stop the pound from falling.

"The instability of the foreign exchange rate is not at all detached from the political instability. It is a reflection and clear mirror to what is happening," said Haytham Abdel Fattah, head of the Treasury and International Markets Manager at Industrial Development Bank.

For someone not running in Italy, Monti has a plan

ROME (AP) ? For someone not running for political office, Premier Mario Monti has an awfully detailed plan for how to fix Italy's financial woes and bring the country and the rest of Europe back to economic health.

Monti issued a 25-page agenda to "Change Italy, Reform Europe" late Sunday after announcing he had ruled out campaigning for February elections, but would consider leading the next government if politicians who share his focus on reform request it.

Monti outlined the steps Italy must take to finish the reforms his 13-month technical government launched to reign in Italy's public debt, spur economic growth and bring Europe's No. 3 economy out of recession.

Some of his priorities include attracting greater foreign investment, investing in research, exploiting Italy's cultural treasures and fighting tax evasion and corruption.
